The report builder
Adjust numbers live, highlight the rows that matter, pick your charts, and make every report look like yours.
Whether you're building a purchase comparison, a refinance analysis, or a single-loan breakdown, the builder works the same way: a panel of controls on the left, a live preview of the report on the right. Every change you make shows up in the preview instantly, so what you see is exactly what your borrower gets.
Adjust numbers live
The preview isn't a static picture. Key fields — base loan amount, loan term, interest rate, and discount points — are editable right in the report, for each loan column. Change one and everything downstream recalculates on the spot: monthly payment, APR, prepaid interest, cash to close, and every chart redraws to match. It's built for the "what if we bought the rate down a quarter point?" moment in a live conversation.
Each loan column pulls its numbers from one of the client's closing cost worksheets — pick a different worksheet from the dropdown in the builder panel, and give each option its own label so the report reads "15-Year Conventional" instead of "Loan 2."
Highlight what matters
Click any row title in the comparison table — Interest Rate, Monthly Pmt, Cash to Close, any of them — and the row highlights across all loan columns. Click again to clear it. Highlights save with the report, so the rows you want your borrower's eye drawn to stay marked in what they see.
Choose your rows and charts
The Include rows section lets you show or hide any line of the comparison table, and Include charts does the same for the visuals — monthly payment breakdown, total cash to close, savings over 60 months, buydown breakeven analysis, and more, varying by report type.
Most charts also carry a short note on the report. Each one has a "Help text on the report" field in the builder panel — replace the default wording with your own explanation, in your own voice.
One honest caveat: these toggles shape the online report your client views in their browser. The downloaded and emailed PDF uses a fixed standard layout — see sharing reports with borrowers.
Title, theme, and custom colors
Under Theme & title you can rename the report and pick one of four preset color themes for the charts.
On the Max plan, a fifth option unlocks: custom report colors. Three color pickers let you set the exact palette the report's charts use — match your company's brand colors and the report looks like it came from your marketing team. Pair it with your logo and headshot from your branding settings.
Record a walkthrough (Max)
Numbers land better with your voice over them. On Max, the Record button in the top bar lets you attach a recording to the report:
- Record Screen + Audio — narrate while you scroll the report.
- Record Camera + Audio — a personal video message.
- Record Screen + Camera + Audio — both at once.
Save the report first, then record (recordings stop automatically after 20 minutes). The video appears at the top of the online report your borrower opens, and you can delete or re-record it any time.

When you're done, Save report keeps it on the client's page, and Send emails it — details in sharing reports with borrowers.
