Single-loan reports

Turn one closing cost worksheet into a clean, borrower-ready breakdown of a single loan.

Not every conversation is a comparison. When a borrower has already picked a loan — or you just want to walk them through one scenario clearly — a single-loan report turns one closing cost worksheet into a focused breakdown: the loan details, a monthly payment breakdown chart, and itemized closing costs and prepaids.

When to use it

The report builder describes the Single type as "One loan, simplest output. Quick share." — and that's exactly the fit:

  • Single-loan report — one worksheet, one clear story. Best for a committed borrower, a pre-approval conversation, or a quick "here's what this loan looks like" email.
  • Purchase report — up to several loan options side by side, for a borrower still choosing.
  • Refinance report — the current loan against one or two proposed loans.

A report's type is set when it's created, so if the conversation grows into a comparison, create a new purchase report rather than trying to convert.

Generating a report

There are two ways in:

  • From a worksheet. Open Clients, pick your client, and find the worksheet in their list. Click the Single-worksheet report icon (the small bar chart) on that row and the report opens with the worksheet's numbers already loaded. The icon appears on standard worksheet rows — rows tagged with the Refinance badge don't have it, so start those from the report builder instead.
  • From the report builder. If you're already building a report for a client, open the Report type section and choose Single. The builder pre-selects the client's most recently updated worksheet.

Either way you land in the report builder. The Worksheet section holds a single dropdown — switch it to base the report on a different worksheet for the same client, or use the edit icon beside it to jump into the worksheet, fix a number, and come back. If the client has no worksheets yet, you'll be prompted to add one first.

What the report shows

The preview is the report your borrower sees. It includes:

  • A Loan Details table — purchase price, down payment, loan amount, term, interest rate, APR, monthly payment, and more.
  • A Monthly Payment Breakdown chart.
  • A cash-due-at-closing Summary, and a Homeowner Tip card with a slider showing what an extra monthly payment saves over the life of the loan.
  • Itemized Closing Costs and Total Prepaids panels.

Use the Include rows and Include charts sections in the sidebar to tune exactly which lines and visuals appear, and edit the title if you don't want the default "Loan Analysis for [client name]."

Saving and finding it later

Click Save report to keep it. Saved single-loan reports show up:

  • On the client's page, tagged with a "Single worksheet" badge.
  • On the Reports page in the sidebar, where the Single filter shows only this type.

Reopening a saved report puts you back in the builder, so you can adjust and re-save any time. Note that saved reports count toward your plan's report allowance — Max plans are unlimited; see plans and billing or the pricing page for current limits.

Sending it to the borrower

From the builder, Send emails the report to the client's address on file, and the PDF button downloads a polished, standard-layout PDF. For links, email confirmation, and what the borrower experiences, see sharing reports with borrowers.
