Purchase reports
Build a side-by-side comparison of up to three purchase loan options from a client's worksheets.
A purchase report puts up to three loan options next to each other so your borrower can see — in one view — how a different rate, down payment, or fee structure changes their monthly payment and cash to close. Each option is one of the client's closing cost worksheets, so the numbers in the report are the numbers you already priced.
Start a report
From a client's page (open Clients, then the client), click New report. You can also start from the Reports page with Generate report, which asks you to pick the client first.
The report builder opens with a live preview of the report on one side and your controls on the other. Under Report type, make sure Purchase is selected — the type is set when the report is created, so a refinance comparison or single-loan breakdown is a separate report (see refinance reports and single-loan reports).
Pick the loan options
Under Loans to include you get three slots — Option A, B, and C. For each one, choose a worksheet from the Worksheet dropdown. Only the client's purchase worksheets appear here. You can also give each column a friendly Loan label ("30-yr fixed, 1 point") so the report reads like a conversation, not a spreadsheet.
You don't have to fill all three slots — a two-option comparison is often the clearest. One selected loan is the minimum; an empty report won't save.
What the report shows
The comparison table lines the options up row by row: purchase price, down payment, loan amounts, loan type and term, interest rate, APR, monthly payment, mortgage insurance, discount points, buydown funds, closing costs, total prepaids, cash deposit, credits, and cash to close. Closing costs and prepaids each have an itemized pop-up view so a curious borrower can see exactly what's inside the number.
Below the table, charts and tables do the explaining for you:
- Monthly payment difference — how each option's payment compares to Loan 1.
- Total cash to close — the upfront cost of each option, side by side.
- Savings over 60 months — interest savings over five years versus Loan 1.
- Monthly payment breakdown — a donut per loan splitting principal and interest, taxes, insurance, and other monthly fees.
- Buydown breakeven analysis — a table comparing each option against the par rate: what the buydown costs, the monthly savings it earns, and the time to breakeven.
- Principal vs interest — how much of each option's lifetime payments go to principal versus interest.
Customize what your borrower sees
The Include rows and Include charts sections let you check or uncheck anything above — hide rows that don't apply and trim the report to what matters for this conversation. Each chart's help text is editable, so you can rewrite the caption in your own words. Under Theme & title, set the report title and pick a color theme (custom colors are a Max feature).
These choices shape the online report your borrower opens; the downloadable PDF uses a fixed standard layout.
Save and come back
Click Save report in the top bar. Saved reports appear on the client's page under their Reports tab and on the global Reports page, where you can search by client or title, filter by type, and sort by last updated. Opening a saved report puts you right back in the builder to tweak and re-save.
Plans include a set allowance of saved reports (Max is unlimited) — see plans and billing or the pricing page for current limits. Deleting an old report frees up a slot.
