Closing cost worksheets

Build and manage the loan scenarios that power every report you send.

A closing cost worksheet is one loan scenario for one client — the loan amount, rate, term, fees, prepaids, and credits behind a single option. Worksheets are where the numbers live; reports are how you present them. Every column in a purchase or refinance comparison is a worksheet, and a single-loan report is built from exactly one.

Get the worksheet right and every report built from it is right too.

Creating a worksheet

From a client's page, click New worksheet. Pick the loan type — Purchase or Refinance — then choose how to start. (The loan type applies to manual entry; templates carry their own loan type, and PDF imports read it from the fee sheet.)

  • Enter manually — a blank worksheet you fill in yourself. Best when you're quoting from a rate sheet or building a scenario from scratch.
  • Use template — start from one of your saved worksheet templates with your standard fees already filled in.
  • Import PDF — upload a lender fee sheet and let LendrTech extract the numbers for you.

Give the worksheet a name you'll recognize later — "Conv 30yr 6.625%" beats "Worksheet 3." Names are capped at 30 characters so they fit cleanly on report charts; type something longer and LendrTech keeps the first 30 characters rather than rejecting the save.

Editing fees and prepaids

The worksheet form is organized into sections: Loan information, Closing costs, Prepaids & escrow, Payment summary, Buydowns, and Credits. Totals recalculate the moment you finish editing a field — tab away or click elsewhere and the running summary alongside the form (total monthly payment, total costs, estimated cash from borrower) updates to reflect the change.

A few conveniences worth knowing:

  • Fields like discount points, seller credit, real estate taxes, homeowner's insurance, and mortgage insurance have an edit icon that lets you enter a percentage instead of a dollar amount — LendrTech does the math against the loan amount or purchase price.
  • Don't see a fee you need? Click + Add additional closing cost to add custom line items, and + Add additional credit for extra credits.
  • Nothing is saved until you click Save — feel free to experiment with the numbers, then leave without saving if you change your mind.

On the client's page, each worksheet row also has a Copy worksheet action — the fastest way to build a second scenario that differs by only a rate or a fee. Edit the copy, rename it, save.

The Worksheets list

Open Worksheets in the sidebar to see every worksheet across all your clients in one table — client, worksheet name, loan amount, and when it was last updated. Filter by client, or sort by last updated, client name, worksheet name, or loan amount. Click any row to open that worksheet, or use its Delete button to remove it (you'll be asked to confirm — deletes can't be undone).

It's the quickest way to pick up where you left off without clicking through client pages first.

How many worksheets can I have?

Pro plans include a generous allowance of saved worksheets; Max is unlimited. Deleting a worksheet you no longer need frees up a slot. See the pricing page for current plan details.
